It is hoped that traditional Main Street buildings from over a century ago will endure, and understood they will likely transform many times in order to survive. The key is these structures need to adapt in order to survive. A visionary client and friend whose passion and commitment to Main Street structures combined with keen business investments came to us to adapt and develop this property into a new, vibrant mixed-use facility to serve the downtown of Greensburg, PA. During the design phase, we used our forensic skills and ability to peek behind a modern façade installed in the middle of the last century to extrapolate the original façade beneath. New apartments geared toward the growing college student population occupy the upper floors, while the first floor serves a new commercial tenant. A new storefront is inserted to address contemporary needs and speak of its rebirth. A bold (but unbuilt) vertical perforated metal screen demarcates the newly offset entrance yet serves as a solar screen for the upper-floor bedrooms.
