A trusted regular client challenged our office in mid-2022 to revitalize one of their tenant spaces as part of their lease renewal. The design work began in 2023, reorganizing the staff layout to accommodate downsizing and creating a new reception area with a functional kitchenette. The enclosed offices were to have glass walls added for visibility and natural light. The plan also included lowering cubicle heights, adding new lighting, and refreshing finishes such as carpeting and paint to create a more inviting workspace.

We encountered unique challenges throughout this architectural renovation project that tested our creativity and problem-solving skills. These included working within a tight budget, maintaining staff productivity during office operations, and addressing pre-existing acoustical challenges. Our design aimed to balance modern and timeless, reflecting the company’s brand identity and corporate colors. We also had to navigate limited space to foster collaboration among engineers. Our top priorities were mitigating distractions, ensuring privacy, and coordinating construction during the holiday months due to limited availability.

The project involved transforming a 32,032-square-foot tenant space with a strong focus on functionality and environmental responsibility, with construction commencing in the fall of 2023. The design emphasized clear wayfinding and a welcoming environment within the primary work area of 14,051 square feet. Upon entry, new flooring, ceiling, and energy-efficient LED lighting subtly guide guests toward the redesigned reception area. This space incorporated design cues to encourage guests to pause for direction, while a comfortable waiting area offered a place to relax. A portal from reception seamlessly directs both guests and staff to designated work areas, ensuring the practicality and functionality of the design.

Plans included equipping the conference board room with improved partitions, insulation, and door gaskets to address acoustical concerns, ensuring clear communication and separation from the open office space. Similarly, the training room received acoustical upgrades designed to accommodate various furniture layouts, suitable for focused learning and collaborative group projects.

The architectural renovation project was about aesthetics, functionality, and sustainability. We incorporated several green features and processes aligned with sustainable design principles. Thirty-two thousand square feet of existing carpeting were recycled, significantly reducing waste. The project also included energy-efficient LED lighting, materials from responsible green manufacturers, low-VOC paints and carpet adhesives for healthy indoor air quality, and support for local businesses. Additionally, the plan involved balancing the HVAC system for efficiency and minimal energy waste. We can all be proud of this commitment to sustainability, which will benefit the tenant and the environment for many years.
